As a result, investor returns on development properties are typically much higher than for existing properties. The Sponsor’s current offerings are in the two most vibrant real estate segments; multi-family and single family lot developments. Multi-family rents in the Dallas area increased by roughly 21 percent during 2021 creating tremendous increases in revenue and value increases for Multi-family projects. Occupancy in Multi-family properties is currently running around 98 percent Occupancy. Single family homes continue to be in substantial demand due to the amount of in-migration from other areas of the country as a result of the Dallas area lower cost of living, diversified economy and quality of living. More over the single family lots in Sapient’s offerings are geared toward starter homes which are affordable to a larger segment of the population. Home prices in the Dallas area increased roughly 30 percent to 40 percent during 2021 and are expected to continue to increase in value.
Real Estate Investment Offerings by Sapient Funding, LLC are being offered under SEC Reg D, Rule 506(c) and are intended for and are available only to Accredited Investors supported by documentation to that effect.
